Well after a brief research period I did up a map! All the little dudes/dudettes sitting in there respective provinces equals a Landlord Friendly province. I might be bias but I still think Alberta is the best!

The 3 residential tenancy items I considered during my research as landlord friendly where:

  1. The residential tenancy acts allowed restrictions on pets

  2. The residential tenancy acts did not restrict rental increases or had rental caps.

  3. The residential tenancy acts provided a fair eviction process for landlords & tenants.

Now I'm not an expect or licensed in any other province besides Alberta. So I encourage you also do your own due diligence on the residential tenancy laws before investing.
