🚨 Important Update for Landlords & Tenants! 🚨

Effective January 1, 2025, the annual interest rate landlords must pay on security deposits will change to 1%. Here's what you need to know:

🔎 What’s the Current Rate?
As of 2024, the interest rate on security deposits is 1.6% annually.

🔎 What’s Changing in 2025?
Starting January 1, the rate will drop to 1%, to be paid:

Annually (if the tenant remains in the unit).
Upon Move-Out (for the full duration of the lease).

This interest compensates you for the money held as a security deposit.
Be aware of your rights and ensure you receive the correct interest payment!

Mark your calendars and adjust your processes to comply with the new rate.

Let’s dive into how you can protect yourself with the right tenant selection. Here’s why tenant screening is crucial:
✅ Reliable Rent Payments: You want tenants who will pay rent on time every month.
✅ Less Risk of Damage: A well-screened tenant is less likely to cause property damage or neglect your property.

Here’s how you can screen tenants effectively:

Never attempt to remove a tenant on your own! Follow the Residential Tenancies Act carefully to avoid legal consequences or delays in evictions.

Pfft, starting a little strong in this post but you would never guess this would be a thing for property managers to deal with.

𝐖𝐡𝐚𝐭 𝐝𝐨 𝐲𝐨𝐮 𝐭𝐡𝐢𝐧𝐤 𝐚𝐫𝐞 𝐬𝐨𝐦𝐞 𝐩𝐫𝐨𝐩𝐞𝐫𝐭𝐲 𝐦𝐚𝐧𝐚𝐠𝐞𝐦𝐞𝐧𝐭 𝐧𝐢𝐠𝐡𝐭𝐦𝐚𝐫𝐞𝐬? 😱😈

#1. Dead Body - yup, this happens. Not all tenants are young or healthy. It doesn't happen often but when it does, it can be super shocking/sad to that property manager who placed that tenant and has been communicating with them regularly. Not to mention a headache if there is no will in place for a tenant. Waiting on who has authority to remove the tenants belongings can certainly be restrictive to re-renting the unit.

#2. Drugs - I can only say we are glad this has NOT happened at any of our rental properties. We are living not so vicariously through other companies property managers on this one. Walking in to do a midterm to find out, oh ... those are drugs on the coffee table.

#3. Sewer Backups - ick, these suck not just for the tenants but the landlords and property managers as well. 96% of the time, it is unfortunately caused by something going down the drain that shouldn't be.

#4. Rodents - pests can be common if a property is not maintained or a tenant leaves garbage around the property. Mice are not only unhealthy for tenants and the property but if they multiple it can be a disaster. Mice can chew away wiring for stoves, make nests in insulation and pantries. Our rental ready checklist and mandatory cleaning checklist is in place for all our rental properties, making it clear on what our expectations are for any rental property managed by AspirePeak Properties.

Alberta laws have clear guidelines in place to ensure tenants can live in a clean and pest-free environment. Your lease can also play a big role in pests in the rental property. Sometimes pests can be because of human error, leaving the door open too long, not cleaning up after pets or leaving a garbage bag outside the back door. Tenants can be charged back the cost of the pest issue if the certified pest inspector deems it to be caused by the tenant and you have a clause in your lease.

𝐇𝐎𝐖𝐄𝐕𝐄𝐑, keep in mind that the final decision on who should bear the cost may be made by an RTDRS (Residential Tenancy Dispute Resolution Services) Judge should a tenant dispute the charge.
